A remodel and addition to an existing 1900's Craftsman bungalow in West Seattle. The project includes a new family room off the kitchen and a new master bedroom suite upstairs. Because the existing masonry foundations are not capable of taking extra load, the new work is designed to bear either on the foundations of the addition or on new spot foundation added within the existing building. Out of respect for the quality of the original house, the addition is designed in strict accordance with the style and detailing of the original home, featuring broad overhangs with exposed rafter tails, patterned exterior siding, board and batten paneling, and true divided light wood windows and doors. The interior design is arranged to maintain a stacked relationship of the bathroom with the plumbing below, minimizing remodel costs in existing areas of the house. Elements such as the walk-in closets and open shower are held toward the center of the addition to maximize natural light in the bedroom.
